Help! Need to Find Acreage Near River or Ocean in California!

I am looking for a parcel for my retired parents that they would like to use for recreation, parking their trailer to camp and fish, and just to get out of the city.
- 1 – 20 acres with or without cabin or manufactured home with either a river on the parcel or close by for fishing or near ocean
- Some trees
- No association dues, except possibly road maintenance
- No CC&R’s as they want to bring their trailer and do not want to build
- Preferably some privacy as they have dogs
- Utilities preferred or nearby access
- Not on busy road
- Paved road not required as long as it isn’t too long and rutted
- Property must be within 3 – 4 hours of Concord, California (SF Bay Area)
- Maximum budget $225,000
