Don’t Forget Curb Appeal When Staging Your Home for Sale

photograph on the Internet via a Multiple Listing Service or an agent’s website. Whether they decide they would like to preview your home in person is going to be based upon their first impression. Remember, you never get a second chance at a first impression…
Likewise, even if the buyers’ first impression is an actual visit, if your home and landscaping don’t look fresh and tidy, they are very likely to drive on by and not even take a look at the inside. You could have a perfectly beautiful interior, but if the exterior looks tired and neglected, they may mistakenly believe that the interior has also been neglected.
Here are some ideas of projects to spruce up the exterior of your home for sale:
- Touch up exterior paint or paint the whole home if it is needed
- Paint or replace front door
- Replace old light fixtures with new and larger light fixtures
- Stain or repaint any patios and decks
- Remove dead trees and/or bushes & replace them with healthy ones
- Trim bushes to make them appear neat and tidy
- Plant colorful flowers in flower beds
- Hide trash cans
- Keep lawns watered, trimmed and mowed at least once a week in spring & summer
- Replace house numbers
- Pick up any leaves
- Repair loose stair banisters and any other health & safety issues
- Pick up any trash around the home such as broken toys, car parts, soda cans and papers
If your home is properly staged inside and out and is priced right, it should sell within a couple of months in this market unless it is a high-end property… Million dollar homes and above do tend to take longer to sell in any market.
